Thank you to NAIOP for the Developing Leaders Award

The Commercial Real Estate Development Association (NAIOP) recently announced the recipients of its 2016 NAIOP Developing Leaders Award. The award recognizes commercial real estate professionals, 35 years of age and under, for their contribution and commitment to the CRE industry.

When I learned I was included, I was honored to say the least… and reminded once again how proud I am (and grateful) to be part of this extraordinary industry. I joined the commercial real estate profession nearly ten years ago, and I wouldn’t be where I am today if it weren’t for the Commercial Real Estate Development Association (NAIOP).

According to a new report released by the NAIOP Research Foundation, the CRE industry employed 3.2 million people in the US in 2015. This research report also indicated that here in California, commercial real estate supported over 150,000 jobs in 2015 and contributed $22 billion to California’s economy. (If you are still considering a profession in CRE, I highly recommend it!)

It’s no secret the CRE industry is as competitive as it is vibrant, yet what makes NAIOP unique is how supportive and enriching a community it is while maintaining a wide membership base and delivering on its mission to provide unparalleled networking opportunities, educational programs, industry research and strong legislative representation.

I was introduced to NAIOP by my first employer, Duff & Phelps, and have been a member of the association ever since. NAIOP has played a big role in helping me (in Philadelphia and here in San Diego) advance my career for nearly ten years now and counting!

My NAIOP network of colleagues and friends provided me with the resources, counsel and inspiration I needed to launch my executive search and recruiting firm Building Careers, LLC last year. And today the Building Careers team is more effective at how we service our clients and better positioned for business growth thanks to them.

Needless-to-say, to receive this award recognition from the very organization that I attribute much of my career progress and happiness to was (and is) particularly special for me… and has made me realize once again how grateful I am to have discovered this industry and NAIOP when did.

Knowing the talent and expertise of NAIOP members, I imagine it wasn’t easy for the selection committee to choose the final award recipients. I am proud to be recognized alongside 19 other outstanding commercial real estate movers and shakers from across the country. Congratulations to you! Thank you NAIOP. I look forward to joining everyone at the Commercial Real Estate Conference 2016 in Scottsdale, Arizona, September 26–28.

In the meantime, this award is added encouragement for me to continue to represent the commercial real estate industry and participate in all that NAIOP offers in the years ahead… and of course shamelessly plug both every chance I get.

Why are you a ULI member? I am a ULI member because it gives me the opportunity to meet and be inspired by my industry peers who have accomplished very impressive things in their careers. ULI is also a great organization to be a part because it allows me to keep a pulse on industry trends and successes and learn about the companies making waves nationally as well as locally here in San Diego.

When did you get involved? I got involved with ULI in 2015 and immediately became a part of the YLG board in spearheading the Next Step Real Estate Mentoring Program for the organization.

What does ULI mean to you? To me, ULI means connection, resources, industry advocacy and education.

What is your current job and what types of projects are you working on now? I am the Founder and President of Building Careers, an executive search and recruiting firm focused on serving the commercial real estate industry in Southern California, and specifically San Diego. My company has the opportunity to help hire for companies that we truly believe in from both an investment/business model and culture standpoint.

With previous career experience working directly on the finance and acquisitions side of the commercial real estate industry, Building Careers excels at matching growing companies with the right talent for positions throughout the entire company, from accounting, finance, and acquisitions, to design, project/construction management, asset management and property management. What traits do you think define a successful leader? A successful leader is authentic, inspiring, and attracts and encourages the best people to be a part of their team and support their vision. They foster a culture of openness, innovation, and flexibility while providing a clear path to meaningful goals.

What would you be doing if you weren’t in real estate? I love traveling and experiencing new places, and I also have a passion for connecting and helping people. If a real estate career wasn’t in the cards, I would’ve pursued the stereotypically glamourous life of a travel writer or getaway deal finder (looking at you, Travelzoo), or in another life, a grammar instructor.

What do you do in your spare time? In my spare time, I love spending time with my husband, exploring new restaurants (my newest favorite is The Smoking Goat in North Park), reading, and stand up paddle boarding. I am always looking for new experiences, so if there is something interesting that I am missing out on, let me know!

What has been the most important lesson in your career that you would like to pass along? My most important career lesson was realizing how essential and amazing my network is. When I embarked on the endeavor of creating my own company, I spoke with anyone and everyone, especially in the commercial real estate world. This curiosity and desire to understand each person’s role in the industry and what motivated them made me realize that that is exactly what I wanted to do for a living; Learn about what individuals are looking for in an ideal career and create a path for them to make that happen. Nurture, expand, exercise your network and resources and you will be pleasantly surprised by the results.

Are Leaders Born or Made? What is Coachable and What is Not

Successful leaders use their innate personality traits and improve upon those with practiced skills.

According to Jack and Suzy Welch, leadership is comprised of five essential traits. These traits are in additional to integrity, intelligence, and emotional maturity, which are a given in any leader.

5 Leadership Traits:

1. Positive energy

2. The ability to energize others

3. Edge

4. The Talent to execute

5. Passion

Edge and the talent to execute are learned traits, so get out there and put those ideas into practice. Leadership is both born and created!

The bottom line: Questions help us think more deeply. They help us understand where we are, find the gaps, fill the gaps, and increase our performance. As we question ourselves we can get stronger because we better understand our motivations… and by taking positive action, we can get a tiny bit stronger everyday.

6th Annual NAIOP University Challenge and Outreach

Carly Glova and Paul Gherini, Chairs of the University Outreach Committee, got an early jump on the semester with speaking engagements at both USD and SDSU. Carly and Paul focused on promoting the benefits of NAIOP and networking in the commercial real estate industry, while encouraging students to take advantage of their school-sponsored memberships to attend NAIOP and Developing Leaders events. The University Outreach Committee actively ensured that the universities were represented and the students were recognized as the semester culminated with the NAIOP University Challenge at the end of April, in which UCSD took home first place. Congratulations, Tritons! Over $28,000 was raised to fund scholarships for all three schools- UCSD, USD & SDSU!

As a Millennial, how do I understand and work with a Gen Xer?

Here’s How Generation Xers Are Driving Millennials Crazy in the Workplace (and Vice Versa)

Generational Gaps and Harmony at Work | Millennials and Generation Xers

Personally, I don’t like the generalizations made about generations, but I do respect the awareness that it brings to workplace dynamics. Everyone is different and communicates in a unique way and the more you know about yourself and understand the internal workings of others, the more harmonious the work environment is. In that vein, let’s talk broad age cohort characteristics.

Who is in each generation:

  • Baby Boomer: born 1943 to 1960 (aged 55-72 today)
  • Gen-Xer: born 1961 to 1981 (aged 34 to 54 today)
  • Millennial: born 1982-2002 (aged 13 to 33 today)

A few tips for working together:

  • Xers tend to be more independent. So, when working with a Xer, don’t be surprised or offended if they choose to work alone.
  • An Xer manager is not going to act like a helicopter parent. Xers tend to be entrepreneurial thinkers and results-oriented, so they may not tell you how to do every step of the job.
  • Xers tend to be hands-off, low face-time managers. So when working for an Xer, ask them to clearly define their expectations.
  • Millennials are often cheekily called the “Everybody Gets A Trophy” generation. Few Xers were regularly praised growing up. So, when working with an Xer manager, don’t expect a lot of praise.
  • When you do receive a compliment from an Xer, you’ve done an great job.
  • Don’t take Xers’ skepticism personally. Xers grew up questioning everything. Expect them to give the pros and the cons to even the best of ideas.
