These Top 5 Interview Questions Really Work

Companies that are hiring in the commercial real estate space have a lot at stake in asking interview questions. The cost of hiring the wrong professional in such a high-stakes industry is significant. Botch the interview, and you may not know if you’re hiring a top performer or a serious liability.

So what’s the silver bullet? How can you get a candidate to open up about their experience and find out if they’re really right for your unique needs?

The Wrong Way to Interview

Too many interviewers ask superficial or irrelevant interview questions that don’t really work. Superficial interviewing is common because it’s easy. It follows in the footsteps of established norms, not considering whether or not the system even works. Some of these shallow interviewing questions that fail to deliver might include:

  • Tell us about yourself.
  • Where do you see yourself in five years?
  • Are you a team player?
  • Why did you apply for this position?

These and many other interview questions simply don’t work – especially in the commercial real estate industry. They fail to get past the superficial façade and determine if the potential hire is a real fit or not. These interview questions are great for gauging how well someone memorized canned responses or how good they are at interviewing. But they don’t actually answer the number one question you need to nail down an answer to.

The Right Interview Questions

There is no silver bullet – no one, single interview question you can ask to get a candidate to open up their soul and show you all their potential, strong points, weaknesses, and value. And this is why you’ve no doubt had candidates that aced an interview go on to bomb as an employee and vice versa.

But there are key questions that can address the primary components of your task.

So what makes the difference? What is the right way to approach interview questions? What are some really powerful questions to ask candidates to identify the right people for your team?

  1. Can you provide a specific example of a situation in which you took initiative and went above and beyond? Initiative is a key trait for success, and this interview question gets right to the heart of the matter to determine if your potential hire has it.
  2. Can you share a specific example of a task you completed by overcoming significant hurdles? This question works, because it shows you just how much skill and determination your potential hire has in execution – another key trait for success.
  3. Can you discuss a specific opportunity you had to lead in a team setting to achieve a particular goal or outcome? Leadership and teamwork are crucial success traits, and this strategic interview question gives you the opportunity to understand your interviewee’s abilities beyond themselves in leading and working with others.
  4. In this particular role, ____ is crucial to success; would you please share with us a specific situation in which you demonstrated this success factor? This interview question works, but it requires you to do a little thinking beforehand. What is one of the most important factors or skills your new hire must have to excel in this position? Find a creative way to ask about their experience with this trait, and you will gain insights directly corresponding to the role.
  5. How would you translate this success factor from your previous job into this role? This is a powerful interview question that reveals proactive and creative aptitude in changing circumstances. Your company culture and requirements are unique, and this question opens up for you whether or not this potential hire will excel there and benefit your mission.

Make sure to shape your interview questions around the mission and values of the company as well to ensure employees are living your brand. Also, there are numerous other questions you might ask specific to technical skills in the role. But orient your interview questions around identifying these five core strengths (or weaknesses), and you will have a powerfully accurate understanding of the professional sitting at the other end of the interview table.

NAIOP San Diego Developing Leaders Download: Q1 2019

Welcome to NAIOP 2019! We hope everyone is off to a great start! We are excited to welcome a number of new faces to the Developing Leaders Council and DL program this upcoming year. We have been hard at work setting up an all-star schedule for 2019. As everyone knows, the Mentorship Program is the backbone of the DL platform. We highly encourage all DLs to take advantage of this program. Each DL will be placed in a group of 10-15 peers with an accomplished real estate professional who will host happy hours, job site walk throughs, intellectual panel discussions, Q&A and one-on-one visits. Our mentorship program is designed to bolster technical acumen and develop long-term relationships by connecting young, motivated professionals within San Diego. In addition to the Mentorship Program, we will be hosting a number of fun events – happy hours, lunch & learns, charitable events, and NAIOPalooza. We’d also like to mention that NAIOP DL has a large charitable arm and has made significant donations in both time and money to San Diego nonprofits. NAIOP also has a legislative team whose goal is to educate its membership and promote policies which benefit our city and industry. That’s a wrap on a terrific 2018 for Building Careers

It has been an extraordinary year for job candidates in the real estate industry, and as a result an exciting one for Julia and me.

In 2018, we formed relationships with many exceptional managers, analysts, developers, and acquisitions professionals at different stages of their career. They came to us knowing the kind of job opportunities they were seeking and were clear in what they could offer Southern California real estate companies in terms of skills, expertise and experience. It was refreshing to work with so many talented and focused professionals.

The trend that stuck out the most in this “year of the employee’s market” is that our professional lives and our careers are very much dictated by how we approach our personal lives. And it’s a good thing.

This year, job candidates knew what job they wanted, based on not only their professional needs and interests – salary, title and team structure – but also on their personal ones – flexible work environment, social responsibility, tangible benefits. In a world where our professional and personal lives are so intertwined, it’s no surprise that they should impact our important career decisions.

When a job candidate chooses a job with career-life understanding and balance, it all but guarantees higher job satisfaction. When a company hires a qualified candidate who can do the job and has chosen to work for them for the right reasons, it leads to healthy collaboration and company success. While it may mean the job candidate is at a higher compensation level, what she or he will deliver is worth the added time, energy and any added financial investment.

Seeing this kind of self-awareness and synergy in the hiring process more than ever this year, not only made our job easier, but it also made us feel encouraged about the long-term success of our industry and community.

I am grateful for the individuals and companies who put their trust in us in 2018. We had the privilege of helping to establish more new relationships, partnerships and teams than ever before. And, I personally can’t wait to see just what you all accomplish in 2019.

Well done NAIOP San Diego!

250 of us took part in the 9th annual NAIOPalooza on October 12th in San Dieguito Park and I couldn’t have been prouder of our commercial real estate community. This year, through your participation, donations, sponsorships and by merely spreading the word, we raised $18,000 (up from $12,000 last year) to support HomeAid San Diego.

As many of you know, HomeAid San Diego is the local chapter of a national organization, supporting homeless individuals and families through building and renovation projects. This year, NAIOPalooza’s donation will directly support The 12 Houses of TERI, a housing project in Oceanside for special needs adults. At the moment, the twelve residential homes need to be adapted with ADA renovations so that

residents can continue to live there for years to come. What we raised goes directly to making this specific renovation possible.

right!

Teams were comprised of up to twelve peers and captained by some of our most esteemed and awesome industry leaders. We wore beer goggles to crawl under the army net for Capture the Ball. We all got wet in some way or another during the water balloon competition; Some of us even blamed the “spiky” grass for losing because, of course, it had nothing to do with any momentary lack of hand-eye coordination and dropping the balloon! We tested our balance, spinning around with our heads on a baseball bat and then racing across a raised wooden plank. We buddied up with our teammates to hop ungracefully across the finish line in the three-legged race.

Team Black Bandits captained by Devin Beale ultimately won and took home the big trophy (to be engraved with their team and captain’s name) that they will enjoy with pride until next year’s NAIOPalooza and our 2019 teams look to dethrone them!

The day left a smile on my face and not just because it was a great day for an important cause or because I had the best job of all as one of four referees, alongside Tara Burns, Taylor Gifford and Kristina Hoggins. (Who would have thought blowing a whistle all day could be so comical!)

But I got to thinking… the day was so great because NAIOP is an organization that allows for the creation of the spaces where we live, work, and play and we clearly know how to have fun. But we are also much more than that. We are a community of professionals who not only want to be successful in what we do in business but we also recognize the importance of giving back to the communities we are honored to service and call home.

San Diego is one of 52 NAIOP chapters around the country and the tenth largest with 725 members. Our chapter holds more than fifteen events and raises over $150,000 for charitable organizations each year.

This year’s NAIOPalooza came together because of event chairs Julia Turpit, Mike Novkov and Eric Burger. A big thanks to them, to everyone who came out and to our many sponsors. Hope to see you all at the next event!

What Motivates You? An Interview with Building Careers’ Founder Carly Glova

Building Careers is sitting down with the movers and shakers of the commercial real estate scene here in San Diego to find out how they got to where they are and what they want to see in people on their team.

Kicking off our blog series, I wanted to give you a sneak peak of the Q&A you can expect with some of my own thoughts.

Describe your background and how you got into the industry.

Architecture and home design always interested in me, but learning that I could apply intangible finance underwriting to commercial buildings that everyone could see, touch, and have an opinion on opened up a whole new world of possibilities for me. This light bulb went off when I stumbled upon a commercial real estate finance course while I was an undergrad at Penn State. From there, I worked in the industry in a finance consulting capacity, on the private equity side, and in-house for an investor, developer and operator.

I came upon a career crossroads. After conversation after conversation with many of you fantastic mentors and role models in the San Diego commercial real estate world, I realized that I wanted to have those types of conversations on a daily basis. I wanted to be that sounding board and advisor to anyone at any stage in their career to ensure that their role aligned with their life goals and motivations. What better place to do that than in the commercial real estate industry that I know and love? Since founding my executive search and recruiting firm, Building Careers, I am motivated every day by inspiring people to succeed.

What exciting projects are you working on?

My team and I are currently working on finding the right fit for an acquisitions analyst, development director, senior design manager, controller, lease administrator, corporate finance director, project and construction managers, and acquisitions, leasing, and asset management senior associates, among others. What are you seeing in terms of hiring?

It is a candidate’s market right now. Quality talent that aligns with each company’s specific culture and way of working is very difficult to find. When companies identify someone that aligns with what they want on their team, I would recommend that they be ready to make a strong offer and on-board that person quickly. Offers that allow candidates to feel valued by the company and communicate to them that the company is invested in their long-term career growth are extremely effective in the current market. Knowing and living your company culture everyday will make an efficient hiring process more seamless.

What can candidates do to stand out?

Candidates who know themselves and what they bring to the table set themselves apart from the rest of the pack. Those who can clearly communicate their value through concise examples put themselves in a position that aligns with their strong suits. Operating this way is paramount in achieving long-term success for not only the employee, but for the employer as well. As a resume is most often a candidate’s first impression, stay tuned next month for additional suggestions on putting your best foot forward through your resume.

What is your one piece of advice for folks trying to make it in the commercial real estate industry?

Make meaningful connections with those that you cross paths with in your professional network. Having advocates and sponsors as resources is essential to career growth and learning, especially in the commercial real estate industry.
