DL Council Member Spotlight

Julia Turpit

Julia Turpit | Recruiting Consultant | Building Careers

What do you do?

I have my own consulting business. My largest client is Building Careers, LLC. I work closely with Building Careers providing recruiting and executive search services for the commercial real estate industry. I also work directly with commercial real estate professionals who are looking to make a career move and help them write or revitalize their resumes and cover letters.

What is your favorite thing about your job?

I get to work with and help people. I love talking with people and finding out what motivates them, what they are passionate about, where they find success and what their professional and personal goals are. From there, I love guiding them to a company, position and team that will support those goals and bring out the best versions of them. Seeing a perfect match between a company and employee, where both parties are not only bringing value to one another, but are genuinely thriving, is the ultimate win.

What is your involvement in NAIOP this year?

This year I have been honored to serve on the Developing Leaders Council, alongside some of the brightest and most hardworking, not to mention inspiring, up and comers in the industry. I was Co-Chair on the NAIOPalooza committee and am proud to say the event raised a record high of $13k this year to support GenerateHope, a non-profit that supports survivors of sex-trafficking.

What is a goal for 2016/2017?

My goal for 2016/2017 is to continue to learn something new about commercial real estate and business every day. As long as you’re learning and being challenged, you’re growing. I would also like to get my real estate license.

If you won mega millions, what would you do with it?

If I won a mega millions I would buy a house in my hometown, Coronado, invest in too many pairs of shoes, give to our heroic military families and children in need, and save!

On the weekends what is your typical MO?

I like to get in a morning run along the bay or a pilates class and spend time with family and friends eating, drinking and laughing.

What is your desert island dish?

Sushi. And peanut butter cups from Trader Joes.

Thank you to NAIOP for the Developing Leaders Award

The Commercial Real Estate Development Association (NAIOP) recently announced the recipients of its 2016 NAIOP Developing Leaders Award. The award recognizes commercial real estate professionals, 35 years of age and under, for their contribution and commitment to the CRE industry.

When I learned I was included, I was honored to say the least… and reminded once again how proud I am (and grateful) to be part of this extraordinary industry. I joined the commercial real estate profession nearly ten years ago, and I wouldn’t be where I am today if it weren’t for the Commercial Real Estate Development Association (NAIOP).

According to a new report released by the NAIOP Research Foundation, the CRE industry employed 3.2 million people in the US in 2015. This research report also indicated that here in California, commercial real estate supported over 150,000 jobs in 2015 and contributed $22 billion to California’s economy. (If you are still considering a profession in CRE, I highly recommend it!)

It’s no secret the CRE industry is as competitive as it is vibrant, yet what makes NAIOP unique is how supportive and enriching a community it is while maintaining a wide membership base and delivering on its mission to provide unparalleled networking opportunities, educational programs, industry research and strong legislative representation.

I was introduced to NAIOP by my first employer, Duff & Phelps, and have been a member of the association ever since. NAIOP has played a big role in helping me (in Philadelphia and here in San Diego) advance my career for nearly ten years now and counting!

My NAIOP network of colleagues and friends provided me with the resources, counsel and inspiration I needed to launch my executive search and recruiting firm Building Careers, LLC last year. And today the Building Careers team is more effective at how we service our clients and better positioned for business growth thanks to them.

Needless-to-say, to receive this award recognition from the very organization that I attribute much of my career progress and happiness to was (and is) particularly special for me… and has made me realize once again how grateful I am to have discovered this industry and NAIOP when did.

Knowing the talent and expertise of NAIOP members, I imagine it wasn’t easy for the selection committee to choose the final award recipients. I am proud to be recognized alongside 19 other outstanding commercial real estate movers and shakers from across the country. Congratulations to you! Thank you NAIOP. I look forward to joining everyone at the Commercial Real Estate Conference 2016 in Scottsdale, Arizona, September 26–28.

In the meantime, this award is added encouragement for me to continue to represent the commercial real estate industry and participate in all that NAIOP offers in the years ahead… and of course shamelessly plug both every chance I get.

YLG Spotlight – ULI San Diego: Carly Glova, President of Building Careers and YLG Board Member

Why are you a ULI member? I am a ULI member because it gives me the opportunity to meet and be inspired by my industry peers who have accomplished very impressive things in their careers. ULI is also a great organization to be a part because it allows me to keep a pulse on industry trends and successes and learn about the companies making waves nationally as well as locally here in San Diego.

When did you get involved? I got involved with ULI in 2015 and immediately became a part of the YLG board in spearheading the Next Step Real Estate Mentoring Program for the organization.

What does ULI mean to you? To me, ULI means connection, resources, industry advocacy and education.

What is your current job and what types of projects are you working on now? I am the Founder and President of Building Careers, an executive search and recruiting firm focused on serving the commercial real estate industry in Southern California, and specifically San Diego. My company has the opportunity to help hire for companies that we truly believe in from both an investment/business model and culture standpoint.

With previous career experience working directly on the finance and acquisitions side of the commercial real estate industry, Building Careers excels at matching growing companies with the right talent for positions throughout the entire company, from accounting, finance, and acquisitions, to design, project/construction management, asset management and property management. Every day we strive to inspire people to succeed.

Building Careers is currently working on finding the right fit for an acquisitions analyst, capital markets producer/director, asset manager, controller, property management director, project manager, superintendent, and operations director. We are always recruiting for great opportunities with growing companies, so if you want to stay up to date on open commercial real estate career opportunities, visit our website at www.buildingrecareers.com or email me at cglova@buildingrecareers.com. I look forward to hearing from you!

What traits do you think define a successful leader? A successful leader is authentic, inspiring, and attracts and encourages the best people to be a part of their team and support their vision. They foster a culture of openness, innovation, and flexibility while providing a clear path to meaningful goals.

What would you be doing if you weren’t in real estate? I love traveling and experiencing new places, and I also have a passion for connecting and helping people. If a real estate career wasn’t in the cards, I would’ve pursued the stereotypically glamourous life of a travel writer or getaway deal finder (looking at you, Travelzoo), or in another life, a grammar instructor.

What do you do in your spare time? In my spare time, I love spending time with my husband, exploring new restaurants (my newest favorite is The Smoking Goat in North Park), reading, and stand up paddle boarding. I am always looking for new experiences, so if there is something interesting that I am missing out on, let me know!

What has been the most important lesson in your career that you would like to pass along? My most important career lesson was realizing how essential and amazing my network is. When I embarked on the endeavor of creating my own company, I spoke with anyone and everyone, especially in the commercial real estate world. This curiosity and desire to understand each person’s role in the industry and what motivated them made me realize that that is exactly what I wanted to do for a living; Learn about what individuals are looking for in an ideal career and create a path for them to make that happen. Nurture, expand, exercise your network and resources and you will be pleasantly surprised by the results.

Favorite quote? “Find balance in your life. Work hard but don’t let work take over your life, you will lose yourself. Love, but love for the right reasons. Life is too short for anything mediocre. Know who you are and know that you are worthy of reaching your dreams and that it is never too late to start creating that life you have always dreamed of. Do not compare yourself to others, that’s just deadly. No two souls are the same. You are your own person, you are beautiful and you are unique. Put your trust in the universe. Some things are just meant to happen, and some are not. Let go of whatever is stealing your happiness, it’s hard but it is worth it. Embrace change. Embrace life. Everything happens for a reason, sometimes you just need to breathe, trust and let go.” – Charlotte Freeman

San Diego’s Millennials Want Food and Fitness – Building Careers’ President Moderates RealSh

Carly Glova, Building Careers’ President had the honor of sharing the stage with a fantastic panel at the ALM RealShare Conference Series San Diego last week. #RSSD

SAN DIEGO—In addition to reliable public transportation and transit from hubs to the beach, affordable housing and a sense of community, Millennials here seek satisfying food options, fitness facilities and showers in the workplace, say panelists at RealShare San Diego

Glova got to the bottom of what talent is looking for in company culture and office space. Hot topics were leadership that “walks the talk”, innovative technology, office amenities (including showers and nap rooms!), inspirational art, mixed use space, and a large corporate presence.

What is your company doing to attract and retain millennial talent?

Interview with Carly Glova: Recruiting the Perfect Candidate

Ever wondered about recruiting or how a recruiter actually works? You’re in luck! Today, Carly Glova, Executive Recruiter for Building Careers, LLC joins us to discuss her company, recruiting, and finding the perfect candidate. Carly, take it away!

Please tell us a little about Building Careers, LLC. What makes you different than other recruiters in the industry?

Building Careers is an executive search firm serving the commercial real estate industry in San Diego. I have worked with companies to find the right people for positions ranging from property managers and construction directors to acquisitions analysts and asset managers. My company is the result of a life-long quest to “do what you love.” For me, doing what I love is enabling folks to find their passion in a career. My background is in the commercial real estate industry, so that focus was a no-brainer. In creating this business, Building Careers became the only recruiting firm specializing solely in commercial real estate in San Diego.

Specifically, how is finding the perfect employee beneficial in the commercial real estate field?

Right now, the commercial real estate market is booming and companies are growing and hiring. In a niche industry, it is important that you bring people on board who have industry related skills and experience to hit the ground running, and, most critically, the passion for real estate. If you settle for an employee who is a less than perfect fit for your company, you risk losing that employee to another fast-growing commercial real estate company. According to the Harvard Business Review, as much as 80% of employee turnover is due to bad hiring decisions. The cost for a company to replace an employee can be astronomical. These costs not only include the loss of the previous employees’ value generation and company time spent on identifying and vetting new candidates, but also the monetary and opportunity costs of bringing new employees up to speed on company policy/trainings and position responsibilities. What are a few ideal traits you look for in candidates? How will these traits benefit employers?

When I identify and screen candidates, I look for a strong work ethic, initiative, individual and team attitude, and a candidate’s desire to take ownership in their work. These traits can come across in many ways from a candidate’s managerial style and how they handled a rocky situation, to specific projects that they have taken on that earned them accolades with a previous employer, to their ideal career path. Company cultures are vastly different, but all employers recognize the value that a candidate with a strong work ethic, drive, and loyalty to the company brings to their growing business.

Some readers may be hesitant to use recruiters for a variety of reasons. What advice do you have to alleviate any uneasiness?

A recruiter’s job is to make your life easier. A recruiter actively searches out and vets the best candidates for an employer, which can prevent possible headaches down the road. From the candidate’s perspective, a recruiter is beneficial because they do the heavy lifting for you as far as getting your foot in the door, highlighting your strong suits, and negating your employment terms. Recruiters may even know about unmarketed jobs or be able to place you with a company you are interested in even if they don’t currently have an open position.

Where is your favorite spot to be out and about in San Diego?

If I am not stand-up paddle-boarding and then grabbing my favorite tacos at PB Fish Shop or visiting local wineries, you can find me out and about at the most buzzed about restaurants. Recently I was blown away by the menu and atmosphere at Kettner Exchange in Little Italy. How can you go wrong with craft cocktails, reclaimed wood, and miso black cod?
