Director of Property Management

A national, public commercial real estate investor and developer focused on retail assets is looking for an experienced Director of Property Management to oversee and manage property operations, strategic initiatives and financial results within the Director’s sub-region. This person will report to the Vice President and coordinate with the other Directors on the achievement of regional objectives, standardization of processes and implementation of best practices. The Director will assist the VP with achieving overall regional and company goals and objectives and will manage between 3 and 5 Property Managers and their respective portfolios. The position requires experience in the retail property management discipline, a strong working knowledge of all facets of facility management including vacancy management, roofing systems, HVAC, parking lot maintenance, electrical, plumbing sewer and fire protection. Successful performance will be measured by qualitative aspects such as Tenant satisfaction and achievement of minimum maintenance standards at the properties as well as quantitative metrics such as achieving operating margin goals and expense management. This position requires strong negotiating skills, verbal & written communication skills, accuracy and accountability, financial analysis, judgment and confidentiality. The Director position functions at a high capacity within the context of a larger team, setting and implementing goals, supporting leasing initiatives, delivering construction feasibility information, capital project management, sourcing new revenue and coordinating with national ancillary leasing team, assisting Accounting, Collections and Finance functions.
Job Description
- NOI enhancement by means of expense management (including CAM recoveries), ancillary income events and programs, and managing utility resale operations
- Conduct property visits as required
- Bid, negotiate, scope and supervise contracted services for all properties
- Resolution of maintenance issues, administration of property improvements and oversight of existing conditions to achieve the long term preservation of the shopping center
- Develop preventative maintenance plans to avoid increased risk/liability
- Assure property and tenant compliance
- Respond 24 hours, 7 days per week to any tenant issue or property emergency
- Mentor and train Property Managers and supervise administrative personnel
- Identify initiatives and projects that can company
- Create and implement action plans to achieve these benefits, in coordination with ownership
- Leverage geographic property concentrations to achieve economies of scale and service level improvements where feasible, in coordination with the ownership
- Oversee the management and supervision of multi-property service providers
- Identify new aggregation opportunities
- Assist the PMs with sourcing, coordinating and overseeing ancillary programs across the portfolio
- Identify and pursue additional multi-property opportunities
- Capital project management and construction oversight
- Budgeting, controlling property expenditures, preparing monthly variance reports, and accounting as necessary
- Anticipate and address potential tenant problems
- Assist Legal and Cash & Collections departments as necessary with court proceedings
- Community involvement and municipal representation for the landlord
Requirements
- An undergraduate degree in Business Administration, Finance, Accounting or related field
- A minimum of 7 years of broad based property management experience including time in the commercial/community shopping center industry
- CSM or CPM preferred
- Strong verbal & written communication skills, negotiating skills, time management and organizational skills, customer service, work ethic
- Strong understanding of shopping center financials and managing assets to maximize NOI
- Understand contracts/leases
- Strong project management background
- Ancillary leasing sales experience or aptitude and desire to perform
- Ability to work independently and to work the required hours
- Must be a team player and work well with Senior Management, tenants, and other property managers, leasing managers, lease administration, and corporate personnel, architects, contractors and other daily contacts
- Proficiency with Microsoft Office software
- Willing and able to travel
