Head of Property Management

A life science-focused developer, operator, and investor is looking for a Head of Property Management to oversee their West Coast portfolio. This lead position with establish and lead best-in-class property management operations through structured processes, clear procedures, and team leadership to support a high-performing life science portfolio.
Responsibilities
- Build, implement, and continuously improve standardized operating procedures for property, facility, and vendor management functions.
- Lead, coach, and develop Property Management team to deliver a consistent, service-driven, and highly responsive tenant experience.
- Establish operational workflows for inspections, preventative maintenance, capital planning, and reporting.
- Oversee daily property operations including inspections of common areas, building systems (HVAC, mechanical, roofing), and specialized laboratory infrastructure.
- Manage and direct third-party engineers, contractors, and service providers; ensure performance, compliance, and accountability.
- Create and maintain portfolio-wide tracking systems for inspections, work orders, capital projects, and compliance items.
- Own the execution of annual operating plans and capital budgets, ensuring projects are completed on time, on budget, and with minimal tenant disruption.
- Formalize tenant onboarding and move-out processes, including orientations, safety protocols, and systems access coordination.
- Partner with Legal and Asset Management regarding lease interpretation, tenant requests, and risk mitigation.
- Establish escalation and communication protocols for emergency response, liability incidents, and critical infrastructure failures.
- Oversee financial management systems and processes, including budgeting, CAM reconciliations, variance analysis, rent roll accuracy, A/R resolution, and billbacks.
- Ensure consistent and accurate lease abstraction and operating matrix management within Yardi or equivalent systems.
- Develop structured communication plans for tenants regarding maintenance, construction, and operational updates.
- Coordinate with tenant lab operations teams to support regulated and mission-critical environments.
- Ensure all city, agency, and regulatory approvals, permits, and renewals are completed and documented on schedule.
- Represent the company in relevant life science and technology industry networks and events as needed.
Requirements
- Minimum 10 years of proven success in the asset/property management industry with specific experience with life science properties
- Bachelor’s Degree preferred. California Real Estate License preferred.
- CCIM, CPM, RPA, LEED or equivalent industry designation(s) preferred.
- Strong organizational, communication and financial skills.
- Successful track record of leading and managing others.
- Strong technical knowledge of building operations.
- Experience in all phases of property operations, inclusive of asset and property management functions, legal and risk management.
- Knowledge of key liability and legal issues in property management.
- Experience with complex, highly technical commercial building system applications.
- Experience with tenant improvement projects.
- Self-directed and motivated.
- Ability to resolve complex issues in a timely manner while prioritizing and handling multiple projects simultaneously.
