Acquisitions Director

San Diego, CA

A growing industrial real estate investment platform with an active acquisition strategy across the Western US is seeking a Director of Acquisitions to drive and execute platform growth.  The team combines institutional discipline with entrepreneurial execution across high-conviction markets.

Responsibilities

• Source and evaluate industrial acquisition opportunities across multiple Western U.S. markets.
• Build and maintain strong relationships with brokers, owners, and local market participants.
• Underwrite acquisition opportunities and prepare investment materials, including detailed IC memos.
• Lead negotiations on deal terms, LOIs, and purchase agreements in coordination with senior leadership and legal counsel.
• Participate in leasing conversations and support asset management in tenant negotiations.
• Track market data, including lease comps, sale comps, availabilities, and active pipeline activity.
• Maintain accurate deal information, pipeline data, and relationship tracking within the company CRM.
• Provide updates on sourcing efforts, underwriting results, and deal metrics to executive leadership.
• Travel regularly to target markets for property tours, broker meetings, and on-the-ground research.
• Manage the full acquisition lifecycle from initial sourcing through due diligence and closing.

Requirements

• Bachelor’s degree in Business, Finance, Real Estate, or a related field.
• 5+ years of experience in industrial real estate acquisitions or brokerage
• Established broker and owner relationships within key Western U.S. industrial markets.
• Strong underwriting and analytical skills with proficiency in financial modeling tools.
• Demonstrated ability to independently lead deals from sourcing through closing.
• Excellent communication and relationship-building skills with an entrepreneurial, proactive mindset.
• Comfortable operating in a dynamic, high-growth environment.
