Project Manager

A leading institutional real estate owner/operator is seeking a Project Manager to oversee reconstruction and capital improvement projects across an existing multifamily portfolio. This role will focus on executing interior/exterior renovations, tenant improvements, and repositioning projects, ensuring quality delivery on time and within budget.

Responsibilities:

Project Execution & Oversight

• Manage reconstruction and capital projects from planning through completion
• Oversee scopes including renovations, tenant improvements, and asset repositioning
• Ensure projects are delivered on time, within budget, and aligned with quality standards

Budgeting & Financial Management

• Develop and manage project budgets, schedules, and forecasts
• Track costs, review change orders, and ensure financial accountability throughout lifecycle
• Identify cost-saving opportunities while maintaining project integrity

Vendor & Contractor Management

• Select, manage, and oversee general contractors, vendors, and consultants
• Review bids, negotiate contracts, and ensure compliance with project requirements
• Monitor construction progress and resolve issues in real time

Cross-Functional Collaboration

• Partner with asset management, property management, and leasing teams to align project goals
• Communicate updates to internal stakeholders and leadership
• Support tenant coordination and minimize operational disruption

Risk Management & Compliance

• Ensure all work meets regulatory, safety, and company standards
• Proactively identify risks and implement mitigation strategies

Requirements:

• 5–10+ years of construction or project management experience within commercial real estate
• Experience managing renovations, TIs, and capital improvement projects
• Strong budgeting, scheduling, and vendor management skills
• Ability to manage multiple projects in an active portfolio environment
• Excellent communication and problem-solving abilities
• Bachelor’s degree in construction management, engineering, or related field preferred
