Senior Property Manager

San Diego, CA

A leading life science real estate investment and development company is seeking a Senior Property Manager to oversee property operations and client company relations for a multi-building campus within its San Diego portfolio. This individual will be responsible for day-to-day property operations, financial reporting, vendor and facilities management, capital projects, and delivering an exceptional client experience.

Responsibilities:

Property Operations & Client Relations

  • Oversee day-to-day property management and operations for a multi-building life science campus
  • Develop and maintain strong relationships with client companies, facilities representatives, lab operations managers, and other key stakeholders
  • Conduct regular inspections of common areas, building systems, roofs, mechanical systems, and client company premises
  • Oversee third-party building engineers and service providers, ensuring contractual obligations and service standards are met
  • Review leases and amendments, prepare lease abstracts, and ensure lease obligations are appropriately administered
  • Coordinate onboarding, orientations, safety training, move-ins, and move-outs for client companies
  • Partner with leasing teams on prospective client tours and operational needs
  • Respond to property emergencies and major issues, coordinating with internal teams, engineering, vendors, and risk management as appropriate

Financial Management

  • Prepare annual property operating budgets, monthly financial reporting, quarterly reforecasts, accruals, variance reports, and CAM reconciliations
  • Monitor monthly rent collections and resolve outstanding accounts receivable and tenant billback matters
  • Review general ledger and client company accounts, rent rolls, escalations, and billing
  • Present property financial performance and reporting to internal stakeholders and partners

Vendor, Facilities & Capital Project Management

  • Manage vendor and engineering relationships and oversee service agreements, maintenance, repairs, and capital projects
  • Monitor project schedules, budgets, and execution to ensure projects are completed on time and within budget
  • Coordinate tenant improvement and capital projects while minimizing disruption to client companies
  • Identify opportunities for capital improvements, operational efficiencies, and sustainability initiatives
  • Oversee required laboratory safety protocols, operational permits, hazardous waste procedures, and related records
  • Ensure building and site compliance with applicable city and agency requirements

Client Experience & Hospitality

  • Maintain a hospitality-focused environment and deliver a high level of service throughout the campus
  • Conduct regular property walks to proactively identify and resolve issues impacting the client experience
  • Ensure common areas, amenities, furniture, lighting, signage, and supplies meet company standards
  • Support client events, meetings, VIP visits, and leasing tours
  • Track client feedback and recommend operational and experiential improvements
  • Understand client companies’ evolving space and business needs to identify potential expansion, relocation, or other real estate solutions
  • Train and coach front-of-house staff to maintain consistent hospitality and service standards

Requirements:

  • 10+ years of commercial property management experience with direct experience managing sophisticated life science or commercial facilities
  • Bachelor’s degree preferred
  • California Real Estate License preferred
  • CCIM, CPM, RPA, LEED, or similar industry designation preferred
  • Strong knowledge of commercial building operations, complex building systems, risk management, and tenant improvement projects
  • Experience managing operating budgets, financial reporting, CAM reconciliations, vendor relationships, and capital projects
  • Demonstrated experience leading property management teams and third-party service providers
  • Strong understanding of commercial leases and property management-related legal and liability considerations
  • Strong communication, organization, financial, and relationship management skills
  • Proactive, self-directed, and decisive professional with a hospitality and service-oriented mindset
  • Proficiency with Microsoft Office, Yardi, Angus, and related property management systems
  • Ability to manage multiple priorities and resolve complex issues in a fast-paced environment
  • Onsite presence five days per week required
