Director of Property Management

A well-established commercial real estate owner and third-party management firm is seeking a property management leader to move into overseeing a diverse portfolio of office, industrial, and retail properties throughout the San Diego region. This individual will serve as the primary client relationship manager while overseeing all aspects of property operations, financial performance, capital projects, and tenant satisfaction.

Responsibilities:

Development & Project Management

  • Oversee the day-to-day operations of an office, industrial, and retail portfolio throughout the San Diego region
  • Build strong relationships with tenants, vendors, contractors, and ownership while ensuring exceptional customer service
  • Conduct regular property inspections to maintain asset quality and identify opportunities for improvement
  • Coordinate tenant improvements, capital projects, and major repairs in partnership with contractors and consultants
  • Oversee vendor performance, maintenance operations, and emergency response activities
  • Ensure lease administration, tenant move-ins/move-outs, and property compliance are executed efficiently

Financial Management

  • Review and approve annual operating and capital budgets
  • Oversee CAM reconciliations, operating expense estimates, financial reporting, and budget variance analysis
  • Monitor rent collections, delinquencies, and overall portfolio performance
  • Review invoices and ensure projects are completed on time and within budget

Leadership & Client Management

  • Serve as the primary relationship manager for an assigned commercial real estate portfolio
  • Lead lease renewal negotiations and partner with clients on strategic property initiatives
  • Mentor and support Property Managers and Property Assistants while helping develop a high-performing team
  • Assist with new business pursuits, management proposals, and onboarding new management assignments
  • Partner with executive leadership to ensure exceptional client service and operational excellence across the portfolio

Requirements:

  • 10+ years of commercial property management experience
  • Experience overseeing office, industrial, and/or retail portfolios
  • California Real Estate License required
  • Strong background in budgeting, financial reporting, CAM reconciliations, and property operations
  • Experience serving as the primary client relationship manager for institutional or private ownership groups
  • Experience managing tenant improvement and capital improvement projects
  • Demonstrated success leading, mentoring, and developing property management teams
  • Proficiency with Yardi or similar commercial property management software
  • Bachelor’s degree preferred
  • RPA and/or CPM designation (or progress toward designation) preferred
  • Strong leadership, communication, organization, and problem-solving skills
  • Self-motivated professional who thrives in a collaborative, client-focused environment
