An established real estate development firm is seeking an Assistant Project Manager to support the full lifecycle of affordable housing developments throughout Southern California. Working closely with senior development leadership, this individual will assist in managing projects from acquisition through design, financing, construction, and transition to asset management while coordinating with consultants, lenders, public agencies, and project stakeholders.

Responsibilities:
Development & Project Management
- Assist in managing affordable housing developments from acquisition through construction completion and transition to asset management
- Coordinate project activities throughout due diligence, design, entitlements, permitting, financing, and construction
- Partner with architects, engineers, contractors, consultants, lenders, and public agencies to support successful project execution
- Assist in maintaining project schedules, budgets, and development milestones
Financial & Capital Management
- Prepare and maintain project pro formas and financial models
- Support financing applications and closings, including LIHTC, tax-exempt bonds, public funding sources, lender financing, and equity partnerships
- Assist with project budgeting, financial analysis, and ongoing reporting
- Monitor project performance and help identify opportunities to improve project outcomes
Project Coordination
- Coordinate meetings, project documentation, and communication among internal and external stakeholders
- Track project deliverables and assist in ensuring deadlines and milestones are achieved
- Support project teams in identifying and mitigating risks related to budget, schedule, and compliance
- Assist in maintaining company design standards and development objectives throughout each project
Requirements:
- 3+ years of commercial real estate development experience, preferably within affordable housing
- Bachelor’s degree in Business, Finance, Economics, Public Administration, Planning, Real Estate, or a related field
- Experience with affordable housing financing programs, including LIHTC and tax-exempt bond structures
- Strong financial modeling and pro forma analysis skills
- Experience supporting development projects through multiple phases of the development lifecycle
- Advanced proficiency in Microsoft Excel and Microsoft Office
- Working knowledge of construction processes and development fundamentals
- Strong organization, communication, and project coordination skills
