A Southern California based real estate owner and manager with a diverse portfolio of real estate assets is looking for a Project Manager to lead the asset management team. This individual should have the desire to be a part of a rapidly expanding company and will work closely with the company’s asset management, property management, acquisitions and accounting teams. The Vice President of Asset Management is responsible for the implementation of a strategic plan for a portfolio of assets, including oversight of all management, construction, development, and financial activities.
Responsibilities
Acquisition / Due Diligence / Entitlement
- Coordinates with Acquisitions on project conceptualization, due diligence, and land closings
- Leads discretionary entitlement process if applicable
- Develops schedule/budget and holds team accountable
- Solicits and negotiates consultant proposals
Project Finance
- Prepares and maintains pre-development & development budgets
- Approves project related accounts payable for Controller
- Leads bond inducement and CDLAC/TCAC application process
- Leads Financial Closings
Design/Permitting
- Oversees consultant team through project design process
- Ensures project design meets funding constraints
- Ensures project design balances cost efficiency and quality
- Integrates best practice and lessons learned into project design
- Coordinates City permit process with consultant team (demo, ROW, building, TIs, etc.)
Construction
- Coordinates GC selection, cost estimates, pre-construction, bid process, contract negotiation
- Oversees GC and CM (if applicable) during construction along with consultant team including weekly
- OACs, RFIs, Submittals, COs, Pay Apps, etc.
- Coordinates with Asset Manager and PM for lease-up, service contracts, etc.

- Handles 8609 Applications
Requirements
- At least 5 years’ experience in project management. Affordable multifamily experience strongly preferred.
- Bachelor’s degree.
- Proven effective leader of project teams and stakeholders through clear communication, effective goal setting, and strong relationships.
- Experience developing and owning project proformas and schedule.
- Ability to ensure design standards are met and systematically improved.
- Knowledge of leading and managing financial applications and closings with TCAC/CDLAC, gap financers, lenders and equity.
- Success developing and implementing a risk mitigation framework that identifies and mitigates key project risks related to budget, schedule, and compliance.
