Acquisitions Analyst

An institutional-level fully-integrated commercial real estate investment company is looking for an Acquisitions Analyst for their industrial portfolios. They are a close-knit, down to earth, and intelligent team looking for entry-level support for the doubling of their portfolio over the next few years. Responsibilities for this role include financial underwriting, reviewing due diligence material, and preparing investment committee material. The person coming into this role will have a strong analytical and quantitative background as well as polished written and verbal communication skills with a desire to grow and learn in real estate acquisitions.

Responsibilities

  • Provide financial underwriting for new acquisitions by building cash flow models in Argus, analyzing investment returns in Excel, and evaluating the financial impact of various investment scenarios
  • Prepare investment summaries, recommendations, and presentations for senior management and investment committee
  • Perform various due diligence responsibilities for awarded deals which include reviewing lease documents to verify accuracy of Argus models, collaborating with departments to determine operating and capital plan, comparing historical financials and tenant reimbursements to projected cash flow, and conducting market research to support investment assumptions
  • Respond to any request from capital partners as it relates to the financial underwriting of a deal in pursuit
  • Prepare financing packages for debt placement
  • Provide scenario and sensitivity analysis for new acquisitions or in-place assets to understand the impact to overall returns and assist in the strategic decision-making process
  • Prepare internal property summary reports to assist in the transition of a new acquisition into asset management
  • Provide market research reports including sale and lease comps for existing properties to operations team
  • Assist in the disposition of properties by providing updated argus models, rent rolls, and financials to brokers.

Requirements

  • 2+ years of commercial real estate, investment management, or financial analysis experience preferred
  • BA/BS degree in Finance, Real Estate, Economics, or related field
  • Graduate degree, CFA, or CPA a plus
  • Strong financial modeling skills. Knowledge in real estate accounting and financial statement analysis preferred
  • Basic understanding of real estate agreements including leases, purchase and sale agreements, loan agreements, partnership agreements a plus
  • Proficiency in Argus preferred and Excel required.
