VP of Asset Management

A west coast CRE investor is seeking a highly experienced and results-driven Senior Asset Manager to oversee and optimize the performance of their Northern California real estate portfolio. This individual will be responsible for managing a diverse portfolio, primarily consisting of retail and office assets, with a focus on maintaining high occupancy, enhancing asset value, and executing strategic dispositions. The ideal candidate will have deep market knowledge of the Bay Area, a strong network of brokers and vendors, and a proven ability to drive operational and financial performance.

This is a senior-level position offering the opportunity to take full ownership of portfolio decisions.

Responsibilities

Portfolio Oversight:

  • Develop and execute comprehensive asset management strategies to maximize occupancy, NOI, and overall portfolio value.
  • Monitor and analyze portfolio performance, addressing issues promptly to ensure operational excellence.

Leasing and Tenant Relations:

  • Work closely with local brokers to negotiate leases, renewals, and tenant improvements to maintain high occupancy rates.
  • Build strong relationships with tenants, ensuring satisfaction and retention.

Disposition and Exit Strategies:

  • Develop and implement sales strategies for assets identified for disposition, ensuring maximum value is realized.
  • Collaborate with brokers, appraisers, and other stakeholders to market and close transactions efficiently.

Vendor and Partner Management:

  • Identify, select, and manage relationships with local brokers, property managers, and service vendors.
  • Oversee property management teams to ensure seamless day-to-day operations.

Market Knowledge and Networking:

  • Stay informed on local market trends, competitive assets, and economic factors impacting the portfolio.
  • Leverage existing relationships and build new connections with key market participants, including brokers, investors, and service providers.

Financial and Operational Performance:

  • Prepare and present portfolio performance reports to the CEO, including occupancymetrics, leasing updates, and financial forecasts.
  • Develop and manage annual budgets, ensuring alignment with company goals and financial targets.

Acquisition Support:

  • Actively identify and evaluate potential acquisition opportunities in Northern California, leveraging market knowledge and broker relationships.
  • Collaborate with the CEO and investment team on due diligence, underwriting, and transaction execution.

Requirements

  • Minimum of 7-10 years of asset management experience, with a strong focus on retail and office properties.
  • Proven track record of managing and improving the performance of commercial real estate assets.

Skills & Expertise:

  • In-depth knowledge of Northern California real estate markets, particularly the East Bay Area.
  • Strong network of local brokers, vendors, and service providers.
  • Expertise in lease negotiations, tenant relations, and property operations.
  • Solid understanding of real estate finance, valuation, and disposition strategies.
