Property Manager

An employee-centric, entrepreneurial, and growth-oriented company focused on commercial real estate investments in Central and Western US is looking for a Property Manager/Senior to join their team and lead their PM efforts of a multi and single tenant portfolio located in Southeast USA. The position is based in Houston Texas and will report to the on-site office daily. Reporting to the Director of Property Management, the Property Manager will be expected to communicate directly with both the Asset Management department and Accounting department and be relied on to closely monitor and maintain the financial performance of the asset. This key person will directly manage the on-site staff and is expected to engage in all aspects of property management including tenant relations, accounts receivables, budgeting, financial reviews, and vendor management.   • Aid Transaction Coordinator in due diligence process such as on-site inspections and collecting estoppel certificates & SNDA’s
  • Aid Acquisition Team in reviewing all due diligence material including PCAR and summarize concerns to team, preparing annual operating budget and five-year capital budget, obtaining vendor bids
  • Engage/Cancel Vendor Services
  • Coordinate outstanding construction projects with Construction Manager
  • Utility Audit
  • Review Lease Abstracts
  • Oversee all aspects related to the operation and performance of each asset
  • Bid, negotiate, scope, and supervise contracted services for all properties
  • Resolution of maintenance issues, administration of property improvements and oversight of existing conditions to preserve long term value of the asset
  • Obtain bids and manage all common area capital improvement projects
  • Perform regular property site visits to ensure proper maintenance of assets
  • Update and maintain property condition reports with respect to roofs, HVAC units, parking lot, etc.
  • Ensure vacancies are cleaned on a recurring basis
  • Work with third party insurance compliance company to ensure 80% compliance rate on tenant and vendor Certificates of Insurance
  • Generate ancillary income opportunities and revenue streams as well as manage ancillary income events and programs sourced by our Business Development Director
  • Proactively manage tenants including all credit issues and administer the resolution of all defaults within the portfolio in collaboration with the Collections Specialist
  • Build a strong relationship with existing tenants through scheduled visits and touch points
  • Review updates to the rent roll for new leases and amendments
  • Assist with CAM recs, as needed
  • Coordinate move-in for new tenants and move-out inspections for tenants vacating their premises
  • Correspondence to tenant in writing to ensure proper enforcement of the lease
  • Collaborate with the Collections Specialist on A/R concerns, assist with pursuing collection of past due accounts, prepare cash applications for accounting and late fees approvals
  • Make suggestions to Director of Property Management and follow through the default process if directed by Director of Property Management which may include sending default Letters, eviction, landlord lien sale and any other items required for the default
  • Maintain a general understanding of the financial condition and performance of each property and proactively work with Director of Property Management and Asset Manager on any capital needs
  • Develop annual operating budgets
  • Ensure properties are operating within annual budgets
  • Review and understand any variances on the monthly financials
  • Obtain W-9 from all vendors
  • Work with vendors to code invoices correctly for accounting
  • Review batches of AP to ensure coding is correct
  • Collaborate with construction department on tenant build out
  • Maintain an accurate inventory of vacancy conditions
  • Maintain an accurate inventory of HVAC equipment per property to assist CM in creating job budgets
  • Coordinate contractor access to vacant spaces
  • When on property, inspect any ongoing construction sites and provide status update and photos to construction department


  • At least 5 years of experience in commercial retail or industrial real estate property management
  • Bachelor’s degree preferred (not required) with a concentration in Business or Finance
  • Intermediate to advanced computer skills, including proficiency with MS Office Suite and video conference tool
  • Self-motivated, inquisitive, passionate, and humble
  • Strong interpersonal and communication skills
  • Ability to solve problems and deal with a variety of variables in unique situations where only limited standardization exists
  • Detail-oriented and able to maintain a high quality of work under pressure
  • Ability to read and interpret legal documents such as commercial leases, CC&R’s, and service contracts
  • Ability to write clear, professional reports and correspondence
  • Familiarity with real estate financial statements including profit and loss statements, balance sheets, cash flow statements and variance reports
  • Proficient in commercial real estate, specifically property management
  • MRI and Nexus experience is a plus
  • Spanish fluency is a plus
